1. Property Development Feasibility Study

Prior to purchasing a development site, Coast to Coast homes will work with you to calculate Return on Investment (ROI) which includes estimate to all costs from start to finish including: site acquisition costs, government charges / taxes, professional fees, building contracts and financing costs. The feasibility study considers the opportunities and constraints based upon your target suburbs. The powerful outcome is a robust estimate of your proposed project's profit or free equity gain ... before you have spent a cent! You'll then know if your planned project is feasible! This service is also recommended if you have already purchased a site. Our goal is to assist you to maximise your return on investment. (Special note: this popular and valuable free service is only available to all clients looking to develop their existing land or about to purchase a land parcel.

2. Establish Your Support Team

Prior to purchasing a development site, there are many planning decisions that need to be made. Rushing into a development can lead to costly mistakes. E.g. buying a property with the incorrect purchaser / entity name can result in additional stamp duty costs. Take the time to build a team of trusted advisors. We can put you in contact with the professionals you may need - legal advisers, accountants, finance brokers, settlement agents and real estate agents.

3. Site Assessment and Purchase

Having finalised planning and validated your development feasibility, the next step is to find a suitable development site which satisfies your investment or business objectives.

Thanks to the Internet, much information can be accessed online. For example, important details about power, sewer and water can be obtained from the Dial Before You Dig Service. Also, with knowledge of R-Codes you can determine the number of units you can potentially build.

The physical site assessment is particularly important to ascertain demolition costs and the extent to which site works, retaining walls, concrete piling, etc may be required ... critical factors that will negatively impact your profit forecast if overlooked.

4. Design Concept Plans

The exciting design stage commences with a contour survey of your site to confirm physical site features and the exact levels.

Our design team will provide examples of concept plans to illustrate the design opportunities for your site and the design constraints. For example understanding the councils requirements and also what stipulate the maximum size of the units relative to the site's open space.

Based upon specific characteristics of your site and your personal requirements, our design team will then prepare a concept site plan and villa / townhouse floor plans.

5. Development Approval and Building Permit

Once you are happy with the concept design, our in-house design team will then complete detailed working drawings and obtain council Development Approval (DA) followed by the Building Permit. Coast to Coast design team will liaise with councils and authorities to resolve any issues that may arise during the approval processes.

6. Project Plan and Contracts

Once all council / regulatory approvals are in hand and specification levels chosen, the construction cost will be confirmed and a fixed price contract drafted. This will equip you to secure bank funding for a construction loan (if required).

In preparation for construction, we will also prepare a Project Plan so you know the key milestones and what to expect during the construction phase.

7. Construction and Handover

Once the HIA contract is signed and development finance approved, the building process begins. Each milestone - demolition, site works & concrete slab, brickwork, roof cover, plaster & ceilings, fit-out and handover – coincides with a progress payment. Your finance provider will be well acquainted with the process, requiring minimal action on your part.

In other words, your job at this point is to sit back, relax and enjoy the building experience! Our team will be attending to all the nitty gritty details including the strata titling process. We can also assist you to prepare your development for sale or rental.

Come handover day, the keys will be yours but it will not surprise us if we see you again for another project, like many of our past clients!
